Terms and Conditions

These Terms and Conditions form the basis upon which Espais Roca Ltd (trading as 14 Acres), and referred to herein as the Property) accepts guest bookings. All Bookings made on our website and those made via third party Travel Partners including online booking sites,  are soley accepted on the basis of Guest agreement to and confirmation of these terms. Where Guests have entered in to other agreements relating to this booking then it is agreed by the parties that these terms shall have precedence. 

Parties – 

Espais Roca Limited, UK Reg ID 15157799,  Rectory Farm, Longhold Road, LE16 9RF UK, hereafter known as the “Property”.

and 

The individual or company, (if such corporate entity makes a booking on behalf of their direct employee), who is the person staying at the Property, identified by the information provided in that booking request and upon check-in, hereafter known as the “Guest”. 

Clause 1(Purpose of Agreement)

  • This agreement will govern any accommodation bookings, or any other related contracts entered into between the Property and the guest (including for guests who have day use or rooms such as departure suites, business meetings, cooking classes etc etc). The laws and regulations of the country of the contracting Espais Roca company shall govern any matters not stipulated in the Terms and Conditions.
  • Any usage guidelines and precautions(hereinafter collectively referred to as “Rules”)presented by the Property in connection with these Terms and Conditions shall, in addition to the Rules and Regulations established by the Property, constitute a part of these Terms and Conditions.

Clause 2(Reservation Request and Booking Accommodation)

  • When making a reservation online, the guest shall provide the following information:
    1. Lead Guest’s full name, email address and mobile telephone number
    2. The check-in date and estimated time of arrival, duration of stay, and number of guests (adults and children). Pricing at the Property is based upon occupancy, and should a larger number of guests stay, even for part of the stay, additional guest fees shall be due for the whole stay.
    3. A form of payment guarantee verified as active by our Payment Service Provider during the booking process. This may require the guest to pass 2 factor (3D secure) authentication via SMS, Email or Banking App push notification challenge and confirmation.
    4. Payment of any fees/deposits related to the booking per the booking rules of the tariff selected by the guest.
    5. Any other information the Property may request via the booking page from time to time to comply with its obligations or provide better service.
  • Guest confirms that they are of legal age and has full capacity to enter in to this agreement, and that they understand and comprehend the terms and conditions contained herein. 
  • Should the guest request to extend their stay beyond the date of checkout, an application for a new booking is deemed to have been made when the request was made.


Clause 3(Confirmed Bookings )

  • The Booking shall be confirmed when the Property accepts the reservation as detailed by the guest in the preceding paragraph by taking payment and providing an email confirmation of booking with a unique booking reference. This does not apply when the Property proves it has not accepted the application or no such booking confirmation has been sent to the guest according to Property systems. The Guest is responsible for verifying that the information in the Booking Confirmation is correct and keeping a copy of it. In the absence of presenting a copy of this Booking Confirmation, the information in the Property systems at the point of check-in is agreed to be correct and entirely valid, whether as to rates, number of guests and dates of stay. 
  • The accommodation agreement shall be terminated if the guest fails to pay either the deposit outlined in Clause 2 or subsequent payments in per the payment due dates set by the tariff that the guest selected at the time of booking. In the case where the guest fails to pay the balance due within 3 days of its due date, the Property may choose to cancel the booking, and the guest’s initial deposit payment will be forfeited.
  • Charges for a confirmed booking may be made up of Accommodation Fees, which are quoted inclusive of Value Added Tax, City or Tourist Taxes, Housekeeping / Service fees (if applicable) and Ancillary service fees as detailed in Clause 4. Unless otherwise noted, all charges are made in the local currency of the Property (Pounds Sterling in the United Kingdom and Euros in the European Union) to the guest card, and any local currencies displayed on our website(s) are for reference only.
  • If a new Fee or Tax is implemented in the country where the stay takes place after booking, the Customer authorises the Property to charge the fee or tax through their chosen payment method.

Clause 4(Ancillary services)

  • Guest may add ancillary services to their booking at the time of reservation (such as Transfers, Tours, Classes or other services provided by the Property) or via the Property’s online check-in page at any time before arrival. Such services will be charged to their reservation account.
  • These ancillary services may be modified or cancelled subject to the same rules set by the booking policy chosen by the guest if made at the time of the reservation eg (E.g. Non-refundable, flexible until 30 days before arrival, flexible until 7 days before arrival) and up to 7 days before the date of the service if added via the online check-in page after the booking is made.
  • Ancillary Services may be provided by third-party companies. Guests accept that the Property accepts no obligation or liability whatsoever for services not provided directly by it. This particularly applies to any untrue, incomplete, outdated/inaccurate details or information on offers, prices, features, or relevant information on products or services from external providers that are advertised or booked via the Property website.  
  • Date Modifications for ancillary services are subject to availability. Should there not be availability on the guest’s new preferred date, no refund can be provided if the change takes place within the cancellation penalty window for the booking where services were purchased and paid for at the time of booking or within 7 days of the service delivery date where services were added via the Online Check-in page after booking.
  • Guests can add additional people to their booking and pay the then-current Additional Guest Fee at any time until the day of check-in. Extra people who have not been added by the lead guest before arrival but are instead added by the Property on or after arrival will be subject to the then-current In-Person extra guest fee. Additional guests are charged for the entirety of the stay.  Reduction in guest numbers on a booking is only possible (with a reduction to the rate paid) during the flexible period for the tariff selected by the guest at the time of booking.

Clause 5(Refusal of Booking)

The Property may refuse to confirm a Booking in the following cases:

  1. When the reservation request violates, or the Property believes it may violate the terms of this agreement or if the Property believes that the guest intends to use the accommodation for purposes other than a private residential stay.
  2. When guestrooms are fully booked
  3. When a potential Guest is deemed likely to break the law, disrupt public order, or act contrary to public morals during their stay.
  4. If a potential Guest is deemed to be a member of a prescribed group, a member of an organised crime group, or any other antisocial group.
  5. When the potential Guest’s behaviour poses a significant nuisance to other guests.
  6. When a potential Guest has contracted or may have been exposed to an infectious disease that poses a risk to the Property, its employees, or other guests.
  7. When the potential Guest uses violence, threats, blackmail, or intimidation to make unjust or unreasonable demands against the Property or its employees or is deemed to have engaged in any similar acts in the past.
  8. When the potential Guest repeatedly makes requests imposing an excessive burden and significantly hinder the provision of Property services to the other guests.
  9. When the Property cannot accommodate guests due to natural disaster, facility malfunction, or other unavoidable circumstances or force majeure.
  10. When the potential Guest is intoxicated, exhibits or has exhibited extremely abnormal behaviour that may pose a nuisance to other guests.
  11. When the potential Guest is extremely unsanitary or is presented in a way that may cause a nuisance to other guests.
  12. When the potential Guest conceals the fact that they have reserved a guestroom within the Property to make a profit, either for themselves or for a third party, by selling goods, filming, photography, or creating content for monetary gain (e.g., social media).
  13. When the potential Guest does not comply with these Terms and Conditions or with cancellation and payment policies when making a reservation.

Clause 5-1(Explanation of Refusal )

If the Property refuses to confirm a Booking per the preceding Clause, the person seeking accommodation may request an explanation for the refusal, which shall not be unreasonably withheld.

Clause 6(The Guest’s Right to Terminate the Accommodation Agreement)

  • Guests may request that the Property terminate the accommodation agreement. Such cancellation request is only deemed as received and accepted by the Hotel once the guests receives a system generated cancellation confirmation from the hotel. 
  • If the accommodation agreement is terminated in whole or in part for reasons attributable to the guest, the Property shall charge a penalty according to the rules of the tariff selected by the guest at the time of booking, where the penalty for cancellation or modification of booking is detailed before selection of the specific tariff and pricing option for the stay. (Such penalty excludes cases in which the guest cancels the accommodation agreement before the penalty window of their preferred tariff begins).
  • If the guest does not arrive by 10 pm or two hours after an agreed-upon scheduled arrival time arranged in advance with the Property, whichever is the later, on the day of their stay without contacting the Property, the accommodation agreement may be deemed to have been terminated by the guest, and the booking partner, if applicable, may be notified of a “No Show.” In this event, no refund is due or available to the Guest.

Clause 7(The Property’s Right to Terminate the Accommodation Agreement)

  • The Property may terminate the accommodation agreement at any time before or during the stay in the following cases.
    1. When the Guest is deemed likely to break the law, disrupt public order, act contrary to public morals, or have engaged in such acts during their stay.
    2. When the Guest is using the accommodation for anything other than private residential use, including for any type of monetary gain or photography, filming or content creation (including social media content)
    3. When the Guest’s behaviour poses a significant nuisance to other guests.
    4. When the Guest is a patient of a specified infectious disease.
    5. When the Guest uses violence, threats, blackmail, or intimidation to make unjust or unreasonable demands against the Property or its employees or where the Property becomes aware that the guest has done so in the past.
    6. When the Guest repeatedly makes requests that would impose an excessive burden and significantly hinder the provision of Property services to the other guests.
    7. When the Guest cannot be accommodated due to force majeure.
    8. When the Guest is intoxicated, exhibits or has exhibited extremely abnormal behaviour that may pose a nuisance to other guests.
    9. If a Guest smokes in the room or property, interferes with fire detection or firefighting equipment, or violates the Property Rules and Regulations.
    10. When the Guest conceals that they have reserved a room or property to make a profit, either for themselves or a third party.
    11. When the Guest violates the Property Rules and Regulations stipulated in Clause 10, commits any of the prohibited acts outlined in Clause 11, or otherwise fails to comply with these Terms and Conditions or with rules on cancellation and payment when making a reservation.
  • When the Property cancels the accommodation agreement per the provisions of the preceding paragraph, the guest must leave the accommodation immediately.

Clause 7.1(Explanation of Cancellation of Accommodation Contract)

If the Property cancels the accommodation contract in accordance with the preceding Clause, the guest may request an explanation for the cancellation.

Clause 8(Guest Registration)

  • Guests must provide the following information prior to arrival or in the case of identity documents at arrival or when requested by the Property.
    1. Guest full name, date of birth, identity documents information, contact telephone number, and email address.
    2. Country of Origin and other personal information that government authorities may require from time to time.
    3. A valid credit or debit card must be pre-authorised prior to arrival and for any incidental consumption and fees incurred during or as a result of the stay. Any unused balance will be automatically released once the Property finalises the reservation.

Clause 9(Check in and Departure)

  • Check is as detailed below unless otherwise stated . We may offer early check-in and late checkout when operationally possible, subject to availability.  We can sometimes guarantee these services by blocking the night before or after the booking at a discounted rate to be paid by the guest.

  • In the event of a late checkout by the guest without prior agreement, the Property reserves the right to apply extension fees either by hour for the first 4 hours or thereafter by charging the full nightly rate for the following night.

Clause 10 (Guest Obligations as to Insurance and Compliance)

  • Guests must obtain adequate travel insurance as a condition of our acceptance of the booking. Guests must satisfy themselves that such insurance fully covers their personal requirements, including cancellation charges, pre-existing medical conditions and medical expenses. If guests choose to travel without insurance, we will not be liable for any losses arising where such insurance coverage would otherwise have mitigated the guest’s loss.
  • Guests agree to always comply with these Terms and Conditions and Rules while staying at the Property.

Clause 11(Prohibited Acts)

  • Guests shall not engage in the following acts, either on their own or via use of a third party:
    1. Registering or providing false information when staying at the Property
    2. Using fraudulent payment methods such as stolen credit cards when staying at the Property
    3. Using the Property for business purposes without permission from the Property
    4. Causing physical damage to Property.
    5. Impersonating the Property or Property Group Companies or their staff, or any act that could be mistaken for such
    6. Unauthorized access of systems or computers or any similar acts
    7. Sending or uploading harmful computer programs or any similar acts
    8. Removal, damaging or defacing, or destroying equipment at or fixtures or fittings within the Property, or any similar acts
    9. Obstruction of business or damaging the reputation or brand of the Property or Property group companies by making demands that exceed socially acceptable norms, or slandering, defaming, threatening, or harassing the Property or its staff or Property group companies by posting inflammatory remarks on social networking sites, or any similar acts
    10. Violence, threats, extortion, or other coercive and unreasonable demands against the Property or its staff
    11. Any acts that cause or risk causing inconvenience, damage, or disadvantage to other guests, third parties, the Property, or the Property group companies
    12. Any acts that infringe or risk infringing on the copyrights, trademarks, or other intellectual property rights, privacy rights, personal rights, or any other rights of other guests, third parties, the Property, or the Property group companies
    13. Acts that violate or risk violating public order or law, or any criminal acts
    14. Violation of any other provisions of these Terms and Conditions
    15. Violation of any other rules in the Property Rules and Regulations
    16. Any other acts deemed inappropriate by the Property
  • The Property shall be entitled to claim compensation from the guest for any physical damage or equipment reconfiguration incurred due to the acts in the preceding paragraph. Such compensation may be charged to the guest pre-authorisation or, if this is exceeded, made as a separate charge to the guest-provided payment card.  Damage fees may include our administration costs and shipping costs. Guests agree that they will be responsible for the full cost of repair/replacement of damaged items to return the affected area to its arrival state before the booking.

Clause 12(Hours)

  • Hours—We provide telephone and online support to Guests from 0730 until 2300 and will respond beyond these hours in the event of an emergency (such as fire or medical emergency).
  • The hours in the preceding clause may be temporarily changed when doing so is necessary and unavoidable. The Property shall take appropriate measures to notify guests of such changes.

Clause 13(Payment of Fees)

  • The balance of any sums outstanding on the Booking will be charged in full when the reservation becomes non-changeable / non-cancellable.
  • The booking fees will still be charged if the guest voluntarily chooses not to stay in an available room provided by the Property.
  • Guests staying on a tariff which includes breakfast, lunch, dinner, or other ancillary services will still be charged for such services even if they do not use them unless otherwise specified in the plan.
  • In case of a payment card chargeback by the guest, where a dispute is found to be in the Property’s favour, the guest shall pay an additional dispute management administration fee of €250 to cover the time and costs associated with our defence of the chargeback.

Clause 14(Property Liability)

  • The Property cannot be liable for guest property within the Property and recommends that guests use the safe deposit boxes in the rooms to keep valuable items secure during their stay. Our insurers will only cover loss for items locked in a safe where there are signs of forced entry and a police report and only then to a maximum value of €1000. Original receipts for items may be required.  
  • The Property carries relevant tourist accommodation / landlord liability insurance to cover civil responsibility, fire, and other disasters.
  • Where a property has a swimming pool, the Property is responsible for setting up, operating and maintaining pool facilities in compliance with local regulations. It has no further responsibilities. The Property shall be liable only for such injury or damage that it or its staff inflicts upon guests due to unlawful conduct, especially such that is in breach of contract or caused by negligent conduct. The Property is not liable for damage or injury caused by disregarding pool rules, any other user provisions, by non-compliance with instructions provided by staff, by any other culpability on the part of the injured party, or by unavoidable circumstances or force majeure, especially by third party infringements. Contributory negligence shall lead to corresponding apportionment of loss or damage. The same applies mutatis mutandis to specific user instructions placed by equipment and facilities

Clause 15(When Rooms or Properties Cannot Be Provided According to the Agreement)

  • If the Property is unable to provide the booked guest room, the guest agrees to accept another room should it be available. If no such room is available, the Property shall, with the guest’s agreement, strive to find accommodations at another Property with as similar conditions as possible.
  • Notwithstanding the preceding paragraph, if the Property is unable to find other accommodations, the Property will provide the guest with a voucher to the value of the night or nights of accommodation that cannot be provided, subject to a maximum limit of the total accommodation fee received by the Property after booking platform commissions and card fees. Such vouchers will be valid for any Property in the Espais Roca group. Note that this compensation will not be paid should the inability to provide a guestroom be for reasons beyond the Property’s control.

Clause 16(Guest luggage storage)

  • If a property provides luggage storage on the day of arrival and departure, such storage is in an open area of the Property, and while recorded CCTV may cover this, the Property cannot undertake any liability whatsoever for loss or damage to guest possessions during the time when luggage is deposited in this way.  
  • The Property reserves the right to inspect the contents of any luggage or personal belongings left without its knowledge unattended and handle them appropriately.

Clause 17(Lost property)

  • If personal belongings are left at the Property after the guest has checked out, the Property will usually wait for the owner to contact the Property for further instructions for privacy reasons. In exceptional circumstances, we may reach out to the guest. If the owner fails to provide instructions or if the owner is unknown, items will be disposed of three 1 months after the date of discovery. Please be aware that any items of food, drink, tobacco, magazines, and other items detrimental to sanitation will be disposed of on the same day.

Clause 18(Daily Housekeeping (where offered)/ Mid-stay Clean (where no Daily Housekeeping is offered)

Some properties provide daily housekeeping (Boutique Maisons and certain vacation rental properties where explicity so advised on the listing). Where this service is provided it is offered on the following basis :

  • When a guest stays in the same room for two or more consecutive nights, housekeeping will be performed each day. Guests may opt out of the daily housekeeping service using the touch screen in their room.  Linens will be changed every third day unless otherwise requested. Towels that are left on the floor or in the shower tray will be replaced, whilst those hung on the towel rails will be left to dry for reuse in order to reduce the environmental impact of the Property.
  • Even if we receive a request stating that housekeeping is not required, housekeeping will be performed every sixth night to maintain sanitary conditions. However, the Property retains the right to clean guestrooms at any time if it is deemed necessary. Guestrooms may also be entered on days other than cleaning days for maintenance, legal inspections, and emergencies.
  • The guest shall not be able to refuse the housekeeping set forth in the preceding paragraph.
  • Reasonable cleaning for a normal stay is included in the booking fees. The Property reserves the right to charge on an hourly basis for additional cleaning occasioned by the guest’s use of the property, which is required to return it to its check-in state.

Where Daily Housekeeping is NOT provided, the property will be cleaned upon departure and a fee for this service is included in the Guest price and no housekeeping services will be provided during the stay unless expressly included in the property listing. Stays of 7 days or longer at such properties are subject to a mandatory Mid-stay cleaning service (which includes a full linen and towel change) which will take place at the midpoint of the 7 days and at the end of each 7 days thereafter.  By way of example, a 17 day stay would attract two mid-stay cleans, one around 7 days and one around 14 days. Where possible, a mutually agreeable time for the mid-stay clean will be agreed with the guest before arrival . A charge equal to the Checkout Turnover /Cleaning Fee for the booking will be charged to the Guest for each mid-stay clean service scheduled.

Clause 19(Computer Networks and CCTV )

  • Guests shall use the Property’s wireless internet/network at their own risk. Service may be interrupted or terminated due to system failure or other reasons without prior notice. The Property shall not be liable for any loss or damage incurred due to service interruption due to system failure or any other reason when using computer networks.
  • If the Guest uses Property computer networks in a way deemed inappropriate by the Property that may cause or has caused damages, the Property may demand that the guest cease use immediately and compensate for any damages incurred.
  • The Property uses security cameras at the exterior of all properties and in the case of Boutique Maison / Multi Room properties in the common areas as well. Such cameras are deployed for Guest and Staff protection, and video and, where relevant, audio that they may record are stored for 30 days, subject to data processing regulations. The Property uses these recordings for security and guest verification purposes.


Clause 20(Parking)

Parking is provided free of charge for a guests at the Property. Guests at the Cottage and Loft are each allocated 2 parking spaces free of charge. Guests for the Barn may bring 4 cars free of charge. Guests with exclusive use of the estate may have a total of 8 vehicles onsite during their stay. 

Parking at the Guest’s own risk and others do not have any parking. Where no parking is available guests can park in the street subject to local regulations or in nearby car parks at their own cost. Guests should verify the parking situation for the property that they are visiting prior to arrival if they wish to park a vehicle.

Clause 21(Guest Liability)

The Guest shall compensate the Property for any damages caused by wilful misconduct or negligence on the part of the guest(including but not limited to facility repair costs and lost sales opportunities, room closures to make repairs, administration fees, taxes and shipping costs.

Clause 22(Exemptions)

The Property shall be exempt from liability when an exemption set forth in these Terms and Conditions or the Rules and Regulations applies.

Clause 23(Reporting to the Authorities)

  • Should a Guest’s violation of these Terms and Conditions or other Rules warrant protection of the rights, property, or services of the Property or another guest, the Property will notify the police and other relevant authorities or otherwise take appropriate measures.
  • Should the Property deem a guest’s health or life to be in danger, the Property may call an ambulance, regardless of the guest’s will.

Clause 24(Changes to the Agreement)

  • These Terms and Conditions are subject to change without notice. Check the official website for the latest information.
  • The Guest’s use of the Property after changes to these Terms and Conditions constitutes consent to the amended agreement.
  • Notwithstanding the preceding paragraph, the provisions before the change shall apply to accommodation agreements concluded before these Terms and Conditions change where a change would prejudice the guest’s consumer rights.

Clause 25(Severability)

  • Should a portion of these Terms and Conditions or other Rules be deemed legally invalid, the remaining provisions shall remain valid.
  • Should a portion of these Terms and Conditions or other Rules be deemed invalid or revoked concerning a particular Guest, the Terms and Conditions and other Rules shall remain valid for all other guests on the Booking.

Clause 26(Language)

The English version of these Terms and Conditions and other Rules shall be the original document. It is acknowledged that translations are computer generated and provided to guests as an aide. Only the original English document shall be contractually valid, and the translated document shall have no validity whatsoever.

Clause 27(Governing Law and Court of Jurisdiction)

  • The laws of the country where Property is registered shall exclusively govern this agreement.
  • For stays in Portugal, the courts of Porto and Porto District shall have exclusive jurisdiction over any disputes
  • For stays in Spain, the courts of Palma and the Balearic Islands shall have exclusive jurisdiction over any disputes
  • For stays in Malta, the courts of Malta shall have exclusive jurisdiction over any disputes.
  • For stays in the United Kingdom or any other country not named above in this clause 27, the courts of England shall have exclusive jurisdiction over any disputes


<Property Rules and Regulations>

We ask that guests abide by these Property Rules and Regulations to ensure the safety and comfort of all our guests (including where appropriate daytime guests attending meetings, cooking courses or wine tastings, etc.; the same shall apply hereinafter).

Guests who fail to abide by these rules may be refused further lodging or use of the Property’s facilities and asked to leave immediately. Such guests may also be asked to pay for any damage caused to fixtures or equipment within the Property. 

<Prohibited Actions>

  1. Do not use guestrooms or properties for purposes other than lodging without prior written permission from the Property.
  2. Do not use open flames for ambience, heating or cooking in the guestrooms, corridors, or other common areas.
  3. Do not smoke (including smoking with e-cigarettes, heat-not-burn tobacco, etc.). If smoking evidence is detected, we will be obliged to charge a £/€350 deep cleaning fee in addition to the room charge.
  4. Local occupancy and fire regulations, as well as Property rules forbid outside visitors from entering guest rooms in multi room properties and guest properties as a whole in full property rentals at any time. Parties or events of any kind that have not been agreed in advance in writing with the Property are strictly prohibited.
  5. Do not move equipment or fixtures within the property or guestrooms from their designated locations except in emergencies.
  6. Do not change or modify the current state or configuration of equipment, including TVs, Internet Devices, and Amazon Echos, within the property or guestrooms without permission.
  7. Do not enter storage rooms, machinery rooms, emergency stairs (except during emergencies), or other staff-only areas.
  8. Do not bring the following items into the Property:
    a. Dogs (excluding assistance dogs for the disabled), cats, birds, and other animals, or pets in general
    b. Items that emit a foul or strong odour
    c. Weighty objects or an excessive amount of objects
    d. Weapons of any kind, including guns, knives, or other weapons
    e. Explosives, volatile oils, or other items that are flammable or easily ignited
    f. Other items deemed a threat to the safety of other guests
  9. Respect other guests’ right to peaceful enjoyment of their stay. Do not shout, sing, or act in a way that causes a commotion or otherwise poses a nuisance or discomfort to other guests. Between the hours of 10pm and 8am to observe the Property’s quiet hour policy and make no noise outside of the room (eg on Balconies, Patios or Gardens).
  10. Do not engage in any gambling, immoral acts, or acts that disrupt public safety within the Property or guestrooms.
  11. Do not distribute advertisements or promotional materials, sell goods, or conduct business.
  12. We have a zero-tolerance policy for illegal drug use, and if this is detected or suspected, we will immediately terminate the booking, the pre-authorisation will be forfeited, and the police will be informed.
  13. Do not leave personal belongings in public areas unattended other than for luggage storage in the relevant location on the day of arrival or checkout.
  14. Photography or filming for personal use that may be a nuisance to or invade the privacy of other guests in the Property or guestrooms is strictly prohibited.
  15. Do not photograph or film the inside of the Property for any non personal reason, including business purposes, which for the avoidance of doubt includes any form of content creation for social media, without written permission in advance from the Property. Commercial use contracts are available subject to payment of relevant fees by prior written agreement.
  16. Assault, injury, threats, extortion, fraud, obstruction of business, unreasonable demands through intimidation, and any similar acts are prohibited.
  17. Do not engage in any other acts deemed inappropriate by the Property.


<Precautions>

Guests should take note of these essential safety advisories:

  1. If you have an allergy or dietary need, YOU MUST inform the Property in writing via our online check-in before arrival and once again with our staff when you sit down to eat each day.
  2. In an emergency, guests should call the emergency services in the property country from their own mobile phone by dialling 112 or 999. 
  3. Should a guest’s behaviour warrant protection of the rights, property, or services of the Property or another guest, the Property will notify the police and other relevant authorities or otherwise take appropriate measures.
  4. If the Property deems a guest’s health or life in danger, it may call an ambulance, regardless of the guest’s will.

<Refusal of Service>

  1. Service will be refused and reservations terminated without any refund and may be subject to additional fees as described in these terms for any person who breaches our rules, including:
    1. Individuals who, due to diminished capacity or alcohol or drug use, are unable to ensure their own safety and pose a risk or cause fear or discomfort to other guests.
    2. Individuals who fail to immediately cease any prohibited acts after receiving a warning from the Property.
